Project Necessity and Feasibility Outline
Project Source
This project is the first important one planned
by the business strategists
of China World
Business Strategist
Association.
International importance of the project
The world’s top universities should be connected
to the biggest student
market namely, China.
The project is in great
demand of support.
It will be a distributing
centre of the world’s
education information,
a big stage for international
education exchange
and a window to the future
of the world education
development.
Why the project has to be located in Dalian
It will creatively crystallize the intrinsic
nature of Dalian in
its function and its
geographic location
benefits. It will be
a mile stone for the
development of Dalian
as an international
tourist and learning
centre.
Why Dalian is the focus of the project interest
The leader of the project committee comes
from Dalian. The Dalian
Eminent Professional
Association has made
all endeavors to set
the project afloat.
More importantly, there
is an international
and industrial atmosphere
in Dalian.
Possible locations and key advantages
If Lushunkou is chosen as a location, the
project will have a
more cultural tourism
emphasis.
If Jinshitan (Golden Stone Beach) is chosen
as a location, the
project will advantage
from a fast and efficient
transportation
infrastructure and
will attract more visitors.
If DD Port (Digital Park and DNA Park) is chosen as a location, the project will
take on a more scientific
character.
If Development Zone is chosen as a location,
the project will profit
from a unique business
environment.
The above issues are critical to the success
of the project. Guidelines
and support are
therefore crucially
needed from the government.
Guarantee of Investment
An initial investment of 100 million yuan
will attract a further
500 million yuan investment,
which will be distributed
across one hundred
sub-projects. 600 million
yuan investment
will, in long run,
attract a further 1,400
million yuan.
Even though the project has not been made
public yet, two potential
investors are already
jockeying to invest.
Once published, we anticipate
the project to attract
a great deal more
investors.
There are 100 sub-projects, each with a value
of only 5 million yuan.
Furthermore, investors
will be able to spread
their cash over several
rounds with an initial
down payment of only
1 million yuan. Hence,
those large education
intermediary companies
will compete to invest
in the project.
In the long term, a greater emphasis will
be put on soft projects,
including many types
of distance learning
programs, the “four
famous brands forum”,
and so on. The investment
landscape of these
projects is broad, once
conditions are ripe,
investment opportunities
will be generated naturally.
When the project is to be opened
In one and half years, an enclosed area will
be built up with main
buildings ready, square
used, planted trees
and landscape of 30 universities
finished.
The project can make money
Compared to similar projects, this project
has the following advantages:
·Stable client base (Chinese parents would
do their utmost to
secure the best and most
stable education to
their children);
·Low cost of investment (some universities
could financially support
the project. Plants
will cover a big area
of the project);
·Low advertising cost (only soft project media
would be used, such
as forums, public lectures,
successful experience
promotions and so on.);
·Several other sources of income are planned
such as tickets, education
consultancy, property
selling and renting,
exhibition, conferences
and so on;
·General income is twice than that of a similar
tourist area.
A reliable distribution of investment
To date, we have signed letters of intent
with 18 big cities
in China. A dedicated
web site has been published
in English. Singaporean
investors will be in
discussions with Chinese
domestic education
intermediaries about
international
investment.
What the government can do for us
·Give approval to the project as soon as possible
so that Dalian can
maintain its first mover
advantage and competitive
edge, whist entering
the initial investment
period;
·Assist finalizing the location and providing
favorable land use
policy.
When to start inviting investment
The project will be published on April 15.
The first investment
meeting will be held
in Dalian followed by
a series of weekly
meeting in other cities.
International investment
meetings will take place
simultaneously.
